OCCUPIED STAGING AND DESIGN

$199 - WALK AND TALK

In this intensive and fun two-hour consultation, we will be using a detailed Staging Report/Checklist to write down everything that needs to be done to get the home the best price possible!

  • We start with a phone interview, so we can research your buyer demographic and prepare for our Consultation Time.
  • Using a photo-filled, detailed staging checklist we walk through the home and discuss optimal, BIG return-on-investment staging strategies that are designed to have big, emotional impact on your buyers.
  • The detailed report also includes an essential "Open House Checklist" and "Closet Organization Checklist."

(Up to two hours in the home with any additional hours reverting to a $100 hourly rate)

$450 - HALF DAY OF STAGING 

This staging service is all about rolling up our sleeves and physically staging the main areas of the home based upon the Staging Report recommendations. A Walk and Talk must be completed, first, before this service can be provided.*

  • We will beautifully transform the designated spaces, using what you have, to enhance and make the most of each space!
  • We will bring in home decor and staging accessories (which you may rent) to transform each main area of the home and photograph as we go. The photos will connect buyers, emotionally, to your home... and your newly designed home will be one Buyers will Desire!
  • We will use your newly purchased accessories and/or furnishings (see SHOPPING SERVICE below) to transform the main areas of the home.
  • You will receive a Staging Prep Sheet to complete beforehand.
  • We will work for up to 4 hours in the home, and photograph the transformations as we go.

Home must be prepped and cleaned prior to Stager arriving

*$100 credit will be applied when this Service is chosen after the WALK AND TALK ​has been completed
(Up to four hours in the home with any additional hours reverting to a $100 hourly rate)

$750 - FULL DAY OF STAGING

Do you have a larger home (over 2000 square feet) that could use more than a few hours of work?  No problem!

A Walk and Talk must be completed, first, before this service can be provided.*

  • For BEST results, we will spend up to 7 hours in your home, preparing and photographing many rooms for maximum buyer appeal. 
  • We will beautifully transform the designated spaces, using what you have, to enhance and design your home to one that a Buyer will Desire!
  • We can shop for accessories and furnishings (see optional SHOPPING SERVICE below) and bring in gorgeous staging accessories that you can rent. This will allow you to visually see what purchases may need to be made to enhance your home.
  • You will receive a Staging Prep Sheet to complete beforehand.

(Up to seven hours in the home with any additional hours reverting to a $100 hourly rate)

SHOPPING SERVICE - $75/HOUR

Working off of agreed shopping list, we will go to 'key' stores to identify the items that will promote the sale of your home. Cash is collected up front and receipts are provided. All purchased accessories and furnishings will be owned by the seller and all items will be staged at the home.

VACANT HOME STAGING

VACANT HOME STAGING  - CALL FOR FREE ESTIMATE (as every home is different)

Homes that are empty are in special need of staging. Please see our reasons below on why it's so critical to stage a vacant home.  

  • Starting with a home assessment, we prepare and deliver a proposal that provides a great option to fit every budget.
  • Every home is different. You may opt to stage your entire home...or have the main rooms of the home staged: Kitchen, Living/Family Room, Master Bedroom, Master Bath. That is why we ask you to call for a free estimate. We need to obtain some major details of your home before we can present you with a proposed pricing. 
  • We use top quality furnishings in order to achieve that model home look that Buyers will Desire and 'fall in love' with.

WHY IT'S SO CRITICAL TO STAGE A VACANT HOME

 

People don’t buy houses…they buy homes!


The number one reason a buyer purchases a home is because it ‘felt like home.’ It was warm and inviting. The buyer made an emotional connection with the home. Have you ever heard of an empty room described as warm and inviting? The three most popular words to describe an empty room are sterile, cold, and uninviting. 



Without furniture…there is no Frame of Reference.


Without furniture, it’s incredibly difficult to tell the scale and size of a room. Many times a buyer can’t tell if a vacant room is the living room or dining room in an unfurnished home. Don’t keep them guessing because it only distracts them from considering the home as a purchase. A home shows better when it is occupied. A buyer should not need to second guess if there is space in a dining room for a table, or how their bed will fit in the bedroom. A furnished home helps them identify the purpose of each room as well as helping them visualize how their furniture will fit.



When a room is kept empty…buyers focus on negative details.


Can you imagine a brand new Mercedes without a paint job? Do you think people would notice the beautiful car or the missing paint? The vent under the window is much more noticeable in an empty room and tends to draw one’s eye to it. However, in a furnished room, the vent would hardly be noticed. Home Staging capitalizes on the positive aspects of a home, while de-emphasizing the negative aspects in order to position a home that will make an emotional connection with the buyer.  



Only 10% of buyers can actually visualize the ‘potential’ of the home.


Nine out of every ten people walking in the home have no imagination of the wonderful possibilities the home has to offer. They can’t picture it. Don’t let a simple thing like no furniture, or limited furniture, ruin the sale. Don’t take those odds! They may affect the price significantly.
